Why do I need a home inspection?
A. The purchase of a home is probably the largest
single investment you will ever make. You should try to
learn as much as you can about the condition of the
property and the need for any major repairs before you
buy. A good home inspection can help minimize unpleasant
surprises and difficulties afterwards. After the
inspection, you will have a much clearer understanding
of the house you are about to purchase along with
maintenance that will be necessary to keep it in good
shape.
If you are already a homeowner, a home inspection may be
used to identify problems in the making and learn
preventative measures which might avoid costly repairs.
This will give you a better understanding of conditions
which may be discovered by the buyer's inspector, and an
opportunity to make repairs that will put the house in
better selling condition.
Q. What will it cost?
A. The inspection fee for a typical one family house
varies depending on its size, age, location and possible
additional services, such as water analysis, radon
testing etc.

service is second to none. In many instances we send two
inspectors for the same price for a more thorough, yet
less time consuming inspection.
Q. What does the report consist of and
when will we receive it?
A. A-1 House Inspectors issues a two part report. The
first section is an informational report with detail on
everything from what size HVAC filters to how much
insulation is in the attic. It encompasses appliances,
plumbing, HVAC, electrical, and structural makeup of the
house. The informational pages also contain maintenance
related items we have noted during the course of the
inspection.
The second section of the report is a summary of the
problems we have found with the house. This will include
a description of each problem, how the problem effects
the home, and the recommended action. This may include
digital photos of problem areas if deemed necessary to
facilitate repair or location of problem area.
Q. Can a house fail inspection?
A. No. A home inspection is an examination of the
current condition of your prospective home. It is not an
appraisal, which determines market value, or a municipal
inspection, which verifies local code compliance. A home
inspector therefore will not pass or fail a house but
rather describe its physical condition and indicate what
may need repair or replacement.
Q. Do I have to be present during the
inspection?
A. It is not necessary for you to be at the inspection,
but it is recommended. You will be able to observe the
inspection and ask questions as you learn about the
condition of the home, how its systems work and how to
maintain it.
Q. What if the report reveals problems?
A. With over 20,000 inspections performed, we have yet
to see a "perfect house". If we identify problems, it
doesn't necessarily mean you shouldn't buy the house.
You will simply know in advance what to expect. A seller
may adjust the purchase price or make repairs if major
problems are found. If your budget is tight or if you
don't wish to become involved in future repairs, this
information will be extremely important and beneficial
to you.
